Curative Title Tracking
The need for Curative Title Tracking or Title Clearing occurs when Final Trac was not used for settlement release tracking on the original closing, and therefore, after some time, an unreleased lien is discovered on title. Curative Title Tracking is normally utilized when an old unreleased mortgage/lien shows up on title, delaying the closing by clouding the title. Sometimes it’s when there is a missing assignment from one mortgagee to another, and therefore, even if a release has been recorded, a gap in the chain of title by can also stop a closing.
